Detailed Service Descriptions for SAP Calculations

(Soon to be Home Energy Model)

1. SAP Calculations for New Builds (L1A)

SAP Calculations for new builds are essential for ensuring that new constructions comply with Part L of the Building Regulations in England and Wales, and similar standards across the UK. These calculations assess the energy performance of new dwellings from the design stage through to completion, focusing on factors such as insulation, heating systems, and lighting efficiency. Our service includes detailed advice on how to meet or exceed these regulatory requirements, potentially saving costs and enhancing energy efficiency from the outset.

2. SAP Calculations for Extensions (L1B)

When extending your home or building, it's crucial to ensure that the new addition doesn't negatively impact the energy performance of the existing structure. Our SAP Calculations for extensions evaluate both the existing parts and the new extensions to ensure overall energy compliance. This service is tailored to identify the most effective enhancements to insulation and heating systems that can integrate seamlessly with your current setup.

3. SAP Calculations for Conversions (L1B)

Converting a building into a habitable space often requires a careful assessment to meet the energy standards stipulated by local building regulations. Our SAP calculations for conversions analyze the thermal efficiency and carbon output of the converted space to ensure it meets the necessary criteria. We provide insights and recommendations on how to improve areas like roof, wall, and floor insulation, and update heating and lighting systems for better energy performance.

4. Regional SAP Calculations

  • Northern Ireland: Tailored to meet Part F1 of the Northern Ireland Building Regulations, our SAP assessments help ensure that your projects adhere to local standards for fuel and power conservation.
  • Scotland: Addressing requirements under Section 6 (Energy) of the Scottish Building Standards, our calculations focus on achieving optimal energy efficiency in line with Scottish climate challenges.
  • Wales and England: Complying with Part L of the Building Regulations, we evaluate your project's energy performance to ensure it meets the specific needs and regulations of both Wales and England.

  • Additional Information and Key Differences

    Standard Assessment Procedure (SAP):

SAP is the current methodology used by the UK government to assess and compare the energy and environmental performance of buildings. It plays a crucial role in ensuring that all new buildings, extensions, and conversions meet legal energy efficiency requirements.

However, this system is set to evolve with the Home Energy Model (HEM) scheduled to replace SAP as part of the upcoming Future Homes Standard. While SAP remains the official standard today, HEM will soon offer a more accurate and future-facing approach to energy assessment.

    Differences between Services:

While all project types involve assessing energy efficiency, their specific focus and compliance requirements vary:

    • New Builds: Designed from the ground up to meet (or exceed) baseline energy performance standards using SAP and eventually, the Home Energy Model.
    • Extensions: Ensure that new additions integrate seamlessly without compromising the energy efficiency of the existing structure.
    • Conversions: Transform non-residential properties into energy-compliant dwellings, requiring detailed calculations to meet residential standards under SAP (and soon HEM).

    What our customers say...

    FAQs

    What is a SAP Calculation?

SAP Calculations (Standard Assessment Procedure) are required by Building Regulations to assess the energy efficiency of new builds, conversions, and certain extensions. They are essential for demonstrating Part L compliance.

How much does a SAP Calculation cost?

Prices vary based on project type and complexity. At UKBC, SAP Calculations typically start at £99 + VAT. Contact us for a tailored quote based on your specific plans.

How long does a SAP Calculation take?

Most SAP Calculations can be completed within 1–3 working days, depending on the quality of the plans and how quickly any issues are addressed.

Do I need a SAP Calculation for an extension?

Yes, if your extension has significant glazing or increases the overall energy demand, SAP Calculations may be required to show Part L compliance. We can advise based on your drawings.

What documents do I need to provide for a SAP Calculation?

You'll need architectural plans, construction specifications (walls, roof, floor), heating and hot water system details, and information on any renewable technologies. The more complete your documentation, the faster we can assess.

What  information do you need to be able to quote?

A copy of the architectural plans & the date that the project was registered with building control.

Does your service include advice on achieving compliance?

Absolutely - our quotes include unlimited advice and specification revisions as standard. We are here from start to finish to support you.

Are there further fees later down the line?

No! Our SAP quotes are inclusive of Design Stage, As Built Stage & the final EPC.

What information do you need to carry out a SAP?

One of our SAP team will review the drawings provided & request any further information required within 24 business hours of acceptance.

    What is your turnaround time?

This is dependent on project size, but we generally advise up to 10 working days. If you have a specific deadline, please mention this & we will endeavour to meet it.

What is the Home Energy Model (HEM)?

The Home Energy Model (HEM) is the UK government’s upcoming replacement for SAP (Standard Assessment Procedure). It is a new methodology designed to provide more accurate, real-world insights into the energy performance of homes. HEM will place greater emphasis on factors like local climate data, smart technology integration, and actual energy use patterns.

When will the Home Energy Model replace SAP?

The Home Energy Model is expected to come into use alongside the Future Homes Standard, originally planned for 2025 but now likely to be delayed until 2026. Until then, SAP remains the required methodology for regulatory compliance, including Part L assessments.

Will I need a new assessment when HEM comes in?

If your project is already underway or completed using SAP, you won’t need to re-submit under HEM. However, for future projects, especially those starting closer to or after 2026, assessments will likely be conducted using the Home Energy Model.

How does the Home Energy Model differ from SAP?

The HEM introduces several key updates, including:

    • Use of half-hourly energy calculation intervals (vs. SAP's monthly averages)

    • Thermal zoning to assess how different areas of a building perform

    • Improved modelling of low-carbon technologies

    • Local weather and appliance efficiency data as inputs
These changes are designed to better reflect how homes perform in the real world and support the UK’s path to net-zero.

Should I wait for HEM or proceed with SAP now?

If you're starting a project now, you should proceed with SAP. The current regulations still require SAP assessments for compliance, and UKBC continues to provide fully certified SAP Calculations. As the transition to HEM approaches, we will guide you through the new requirements to ensure your project stays compliant.
