What is a Periodic Inspection Report - PIR?
Each year around 12,500 house fires, 750 serious injuries and 10 deaths are caused by unsafe electrics in domestic properties.
The law states that Landlords must maintain their electrical installation and any equipment provided in a safe condition.
The Landlord and Tenant Act 1985 requires landlords to ensure the electrical installation is safe when the tenancy begins and that it is maintained in a safe condition throughout that tenancy.
An electrical survey, known as a Periodic Inspection Report (PIR) will reveal if electrical circuits are overloaded, find potential hazards in the installation, identify defective DIY work, highlight any lack of earthing or bonding and will carry out tests on the fixed wiring of the installation.
The report will establish the overall condition of all the electrics and state whether it satisfactory for continued use and should detail any work that might need to be done.
UK Building Compliance will carry out a full electrical safety test and produce the following:
- BS7671 Compliant Periodic Inspection Reports.
- Schedule of Test Results.
- Evidence of any defect and departure from the IEE Regulations.
- Professional technical advice from a qualified electrician.
- Notification and advice, relating to the frequency and extent of future tests.
How much do Electrical Safety Certificates cost?
Periodic Inspection Report - PIR - £155 + VAT (up to 6 electrical *circuits).
Additional electrical circuits are £30.00 + VAT each. *Please the count number of fuses that are being used in consumer unit/fuse box to establish the number of circuits in the property.
