If you rent your property you must have a Gas Safety Check every 12 months. The Gas Safety Certificate is the record of the Safety Check which must be kept for 2 years and a copy must be issued to each existing tenant within 28 days of the check being completed.
The Landlord and Tenant Act 1985 requires landlords to ensure the electrical installation is safe when the tenancy begins and that it is maintained in a safe condition throughout that tenancy.
All portable electrical equipment is subject to the risk of damage and this damage could render the equipment dangerous to the user. Without a regular programme of testing and inspection, a Landlord may be deemed not to have taken reasonable steps to ensure the safety of users.
