SAP Calculations
SAP Calculations & Energy Ratings are currently required on all "New Build Properties", with a whole dwelling carbon emission rate to be calculated. This is done by using the Governments Standard Assessment Procedure (SAP), and involves two stages:
The first stage (Design Dwelling Emission Rate or DER) is to be submitted along with a predicted energy rating known as a Predicted Energy Assessment (PEA) at Building Regulations application, whilst the second (As Built DER) and final energy rating, also known as an On Construction Energy Performance Certificate (OCEPC) is issued when the property has been completed.
The As Built DER and EPC are required to be submitted to the Building Control Authority so the property can be signed off.
